If you’re planning a smart home in a villa or apartment in Dubai, the cost depends on three things: the size of the property, the scope of systems, and the tier of brands you specify. Get those three right and the numbers stop being mysterious.
This guide gives you real, working figures from current Dubai projects — not glossy estimates.
The Short Answer
For a properly integrated smart home in Dubai, expect to invest:
- Apartment or small villa (2–4 bedrooms): AED 80,000 – 250,000
- Mid-size villa (4–6 bedrooms): AED 250,000 – 750,000
- Large villa or estate (6+ bedrooms): AED 750,000 – 2,500,000+
These are full-system figures — lighting, climate, audio, security, networking, and control — installed and commissioned. Hardware-only quotes will be lower; we don’t recommend them.
Why These Figures Are Reliable
The bandings above are drawn from current and recent Custom AV projects across Dubai — villas in Dubai Hills, Emirates Hills, Palm Jumeirah, and apartments in Downtown and Dubai Marina. What Actually Drives the Cost
Three variables, in order of impact.
1. Property Size and Layout
The single biggest cost driver. A smart home isn’t priced per square foot — it’s priced per zone. Each room with controlled lighting, audio, climate, and shading is a zone. A 12-zone villa is roughly twice the cost of a 6-zone apartment, regardless of finish.
Layout matters too. Multi-storey villas need more cabling, more access points, and more network infrastructure than open-plan apartments of the same area.
2. Scope of Systems
This is where budgets stretch — or stay tight. The full residential stack:
- Lighting control (Lutron, KNX) — typically 25–35% of total
- Climate and shading — 15–20%
- Multi-room audio (Wisdom Audio, Sonance, PMC) — 10–15%
- Home cinema — varies wildly (AED 150,000 to AED 2M+ depending on room)
- Security and intercom — 5–10%
- Network and infrastructure — 10–15%
- Control platform (Control4, Crestron) — 10–15%
You don’t need everything on day one. Most clients phase the build — starting with lighting, network, and control, then layering in audio, cinema, and climate as the project develops.
3. Brand Tier
The same system can cost three times the price depending on what’s specified. A simplified view:
- Entry tier: Wireless retrofit lighting, app-based control, soundbar audio
- Mid tier: KNX (basic), Control4, Sonance / Paradigm audio
- Premium tier: Lutron HomeWorks, Crestron Home, Wisdom Audio / PMC
- Bespoke tier: Lutron Palladiom keypads, Crestron custom programming, Wisdom dedicated systems
Premium isn’t always necessary. It’s right for design-led residences where the keypads, finishes, and dimming performance are part of the architecture. For many family villas, the mid-tier delivers 90% of the experience at 60% of the cost. We’ll tell you which fits.
What You’re Actually Paying For
The hardware is roughly half the bill. The other half — and the part that separates good integrators from cheap ones — is the engineering and integration:
- Schematic design and MEP coordination
- Structured cabling and rack build
- Programming, calibration, and acoustic tuning
- Commissioning and handover documentation
- Long-term AMC support plans
If a quote looks 30% cheaper than the others, this is usually what’s missing. The system will install. It just won’t last.

What Cheaper Quotes Are Hiding
You’ll find quotes well below these figures across Dubai. They typically come with one or more of:
- Subcontracted programming (the team installing isn’t the team supporting)
- No MEP coordination (cables run after the architecture is finished — visible boxes, surface trunking)
- Off-brand lighting or audio rebadged as premium
- No commissioning or calibration (the system technically works; it doesn’t perform)
- No long-term support (problems become your problem)
We’ve replaced more “completed” smart home installations than we’d like. The retrofit usually costs more than doing it properly the first time.
How to Get an Accurate Quote
Three things make a quote reliable:
- A site walk-through — anyone quoting from a floorplan alone is guessing. The architecture, the finishes, and the access routes all change the cost.
- A scope-defined BoQ — itemised line by line, by zone and system. If a quote is one number with no breakdown, you can’t compare it.
- A named team and timeline — who’s designing, who’s installing, who’s programming, who’s supporting. If those four are different companies, the project will suffer.
We give all three on every project. If another integrator won’t, that’s the answer to the question.
When to Bring Us In
The earliest possible stage. Smart home performance is decided before the first cable goes in — through schematic design, device positioning, and coordination with your architect, MEP consultant, and interior designer. Bringing us in at the design stage adds nothing to the cost. Bringing us in after first fix usually adds 15–25%.

The Bottom Line
A premium smart home in Dubai is a serious investment. Done right, it’s a permanent upgrade to how the property functions for the next 15–20 years. Done badly, it’s a frustrating system that needs replacing in five.
